Mortgage/rent/insurance after BC

Hi

When I was diagnosed with Stage 1, Grade 2 IDC on 31/07/2009, I was just about to purchase a house for myself and my 2 children. My partner and I had decided that our realtionship wasn’t working and he had bought me out of the house we currently live in.

I had an offer accepted on a house, a mortgage in place, and was just waiting for the capital to come through when I was diagnosed.

Because I was in shock and very upset, I cancelled the house purchase as I felt I could not cope with it on top of having surgery, possibly chemo and radiotherapy. My partner agreed I could stay in the house while I recovered. I did duly receive the investment i had put into the house we owned together. (43 thousand approx, which is now sitting in an instant access account) Things realtionship-wise went quite well for a short while and we thought we might make another go of it. However, they have gradually become more intolerable and I feel I really do want to move out.

I did not need chemo and have just finished rads. I am hoping to go back to work ( teaching part time) in Jan/Feb.

I was wondering how having been diagnosed with BC would affect the possibility of getting a mortgage or renting a property? I have made a claim on a Life and Critical illness policy we had. If it pays out, it should yeild about 49 thousand. I understand I will not be able to take out such a policy again. Is it possible to have a mortgage without an insurance policy? Would my chances of renting be compromised ? When/if the policy pays out, will the money have to be split between myself and my partner ?

Hope someone can help !

Thanks

PS. thought I should add, partner in question is not the children’s dad. He and I split up almost 5 years ago. He lives locally, we are amicable and he has the kids every Tuesday and every other weekend.

anna, I have sent you a pm as I am/was a mortgage consultant x

Thanks Carol, have read it …v. useful

I am 3 years into remission and have just taken out a mortgage to renovate a property for rental purposes, also to put some money into my business and have new bathroom and kitchen in my own house. The banks were more interested in our earnings and tax returns for the past 3 years than they were about the fact I’d had cancer. In fact they didn’t ask any questions on that front at all.

Thanks Cherub, that is encouraging ! Good luck with the renovation and business projects.

although you cant have critical illness you would normally still need life cover for a mortgage… your pay out would be on the crit illness meaning they prob wouldnt be able to have this for a while but not always for ever if you stay disease free but would have exclusions so most likely not cover for further cancer dx and you may have to pay higher premiums for the life cover too.

Not all mortgages have life insurance as a requirement. Mine doesn’t - although perhaps now I wish it did, as I’d have a claim going through!! lol.

Shop around. Definitely should have nothing whatsoever to do with renting, none of their business as long as you pay the rent!

My partner and I live in a privately rented proeprty that we got through a letting agent. The only checks they undertook were into our employment (i.e to confirm we both work) and credit checks to see what our credit rating was. They did n’t ask for any other info and don’t have a right to but to be fair, their only interest is in whether or not you can pay the rent and keep on paying it.
